Below, I illustrate these various system using a split level home in Burke.  The previews are for quick reference.  It’s recommended that you follow the links to the actual tours, especially when using devices with small screens.

Zillow 3D Homes

Zillow 3D homes is a service offered by Zillow (obviously).  They offer automatically generated schematic floor plans as well as hot links within the 360 degree photos themselves.  This is probably the quickest (and cheapest) option.  It offers less customizability than the other two services, and is proprietary to Zillow.

Matterport

Matterport may be the best known virtual tour service.  It is fairly easy to produce, and offers pretty good customization.   Some people don’t care for the “dollhouse” system for navigating from room to room, but the walk-through system is generally intuitive, and doesn’t require clicking on a specific icon like Zillow or Ricoh.  However, this sometimes means that your clicks are somewhat ambiguous and may lead someplace unintended.  However as the most common service, it may become more intuitive to the users as they’ve likely seen it before.

One disadvantage of Matterport is that it does not include a conventional floor plan, which costs extra (typically $30) and may take an extra day or two to produce.

Ricoh 360

Ricoh is a relatively new service.    The tours are manually created, so they are the most time consuming to create, but also the most customizable.  A small floor plan is always available for navigation.   High quality still photos can be included in the virtual tours.  If you prefer the still images, then the 360 degree photos can be omitted entirely, and the floor plan can be used to navigate around the home (see HQ Still Photo Tour).  Ricoh also enhances the photos for a better look.

High Quality Floor Plan Tour

This tour uses floor plans produced using Cubicasa combined with my high quality, color balanced, high dynamic range photographs.  Photographs are taken using the Ring Fusion method to assure the highest quality, and accurate colors.  This service allows more control over what is displayed but is less immersive.  You can either click on the icons in the floor plans to see the photo, or click the arrows to scroll through the photos.
